
Design/Bid/Build
The old method by which project owners select a general contractor is to design the building and then invite bids from competing general contractors. While ROEL will participate in the design/build method of contracting, we advise our clients when the method will not result in the best price and schedule.
Design/Assist
In this arrangement, ROEL offers pre-construction services wrapped into the construction contract so that the owner, designers, and ROEL share a hand-in-hand approach to both design and construction. The advantage to the owner is that this method allows for a quicker design process and fewer changes after the project has begun. When combined with a "Guaranteed Maximum Price" form of contract, this method can provide the lowest project cost for the owner with the highest level of satisfaction.
Design/Build
This method is very similar to the design/assist method, except that ROEL takes on the responsibility of hiring the design team, thus removing the opportunity for finger pointing and disputes regarding design-versus-construction issues. The owner looks to ROEL as the single source of responsibility for the design, construction, budget, and schedule.
